Maintaining Floors in Colorado Springs Real Estate

So you just pulled up the nasty old carpet or laminate flooring in your Colorado Springs real estate and discovered that underneath it you have discovered old hardwood flooring. Perhaps the original flooring that your Colorado Springs real estate was built with. You are in luck; you may just stumble into an amazing new project. The flooring may not look pretty right now. It may be covered with a nasty residue, it could be discolored and some of it may even look like it is starting to rot. You have to ask yourself, can this floor be saved? What is its potential for your Colorado Springs real estate?

There are several different approaches to take when restoring old hardwood floors depending on the condition of the flooring. If everything looks good you may be able to get away with re-coating the floors. This process will involve buffing the floor with a very fine grit sandpaper. After you have thoroughly sanded the floor and all of the surfaces are smooth and even you can apply one or several coats of new varnish finish.

If the floor of your Colorado Springs real estate is in worse condition then you may need to strip the floors. Stripping the floors involves removing the old finish of the floor of your Colorado Springs real estate by using paint stripper. You apply this product to the floor and without sanding it removes all of the old finish leaving the hardwood flooring ready for a new varnish finish. There are many different paint stripping products available.

To make the hardwood floor of your Colorado Springs real estate look like new you may have to perform a full sand and refinish. This will be the best option if you Colorado Springs real estate owners have found that some or many boards need to be replaced due to some type of damage. This is also probably the best option if there are many layers of old finish that need to be removed. When you have to replace hardwood flooring boards you will want them to match.  You will have to know what type of wood the flooring is made of. You will also have to take into consideration the milling process from when the original flooring was made. It would be well worth the time of you Colorado Springs real estate owners to ask for help from a flooring professional.

Once you have restored the hardwood floor of your Colorado Springs real estate you will need to do some maintenance to keep them in good shape. If you do this your floors could last indefinitely. Every few years you will need to apply a layer of new finish. This will keep them from wearing through the finish into the wood of the floor.

There are many finish products available. The most traditional is oil based. Now days there some finishes that are environmentally friendly and water based. They are available in different sheens from matte to high gloss. You can also stain your hardwood flooring in your Colorado Springs real estate if you really want to change it.
