    Permitting Colorado Springs Real Estate Renovations

    When considering rather to remodel your Colorado Springs real estate one of the most important that you need to keep in mind is keeping it all legal. Any remodeling projects that you may decide to undertake will be at the mercy of the Colorado Springs Regional Building Department. They over see all remodels and new construction done with in the Colorado Springs real estate city limits. This means that all of your plans will require permits that will ensure that your project is built to the standards of the regional building code and local zoning laws. What this means is that in order for you to get a permit to do any remodeling your home must first meet code. This will have to happen prior to any inspections.

    In Colorado Springs real estate you will need a permit when your project involves any structural, plumbing, electrical, or mechanical system such as heating or air conditioning work. You will need to first get a generalized permit and then system specific permits. This means for example that you will need separate permits to work on your plumbing and electrical systems. These permits will all have associated costs or fees that come with them. These will need to be taken into consideration when you are figuring out your Colorado Springs real estate project and should be budgeted for accordingly. Many of the fees will vary depending on the estimated cost of your project.

    These fees will help pay for the inspections that your Colorado real estate project will need to pass to progress. Typically these inspections are done at set times throughout the completion of your project. The first inspection is normally done after the foundation has been poured and the foundation forms have been removed. The next inspection is typically done during the framing stage of your project or when the rough framing is up. This gives the building department a chance to see the “bones” or skeletal insides of your Colorado Springs real estate home. The next inspection will take place after your insulation is place. The next will be an inspection to check out the “rough in” of your electrical and plumbing. This inspection will insure that the proper rough openings are in place and that the correct straps are in place to hold pipes, and to make sure that the wiring is properly installed. The next inspection will take place after your siding and roofing have been installed.

    The final inspection that you will get on your Colorado Springs real estate will take place when the project is essentially finished. This is called a “final” inspection and will result in the issuing of a piece of paper called a C/O or certificate of occupancy. This insures that all of the work you have done on your Colorado Springs real estate home has been done properly and will meet all local and regional building codes. This certificate is then registered with the El Paso County Assessors office. The El Paso County Assessors office are in charge of the assessed value.
