    Wall Tips For Selling Colorado Springs Real Estate

    Walls play an important role in the sale of Colorado Springs real estate.  While many sellers know the importance of home staging, few understand just how much of an impact walls can have on the value of a home.  And many sellers have a hard time seeing their walls as they really are.  After all, we look at our own walls every day and often overlook the dings, stains, and dirt.  Sellers also may not want to neutralize their wall colors, and this could cost the seller thousands of dollars at the closing table.  The following article contains some helpful hints for any seller who wants to ensure their Colorado Springs real estate is completely ready for potential buyers this spring.

    At the very least, sellers should remove any dirt, dust, and cobwebs from their Colorado Springs real estate walls.  Most homes have frequently traveled areas that are prone to collecting more dirt than other areas.  This is particularly true next to exterior doors and the garage door.  Home owners should check these spaces around the door frame and along the interior walls near the opening.  Light switches and door frames are also a popular location to become dirty over time.  Check to make sure the wall color around these areas matches the rest of the home.  The last thing a seller wants to project is that they have dirty Colorado Springs real estate.  Kitchen walls can also collect grease, especially if the kitchen is used frequently.   Most of this dirt can simply be wiped away with a mild cleaning solution.  However, if the walls still appear discolored, sellers should seriously consider repainting the dirty area to match the rest of the wall.

    Sellers should also take care to properly patch any holes or dents in the walls of their particular Colorado Springs real estate.  While these are small repairs that many homeowners breeze over, they can devalue a home considerably.  If a hole is poorly patched, then buyers will wonder at the quality of any other repairs that may have been done to the home.  Wall patches should be invisible.  If the homeowner cannot achieve this, then they may want to hire a contractor to do the work for them.  This may seem like an extravagant expense, but buyers will certainly not want to pay extra for Colorado Springs real estate that appears poorly maintained.  Minor dents behind doors or around door frames should also not be ignored.

    The last step for sellers is to ensure their paint colors are neutral and appropriate for each room.  Most Colorado Springs real estate owners choose to personalize their homes with bright paint colors or faux finishes.  This is one of the great things about home ownership too!  Although, when it is time to sell, home owners must take a fresh look at their homes to see if the paint colors will appeal to other people as well.  This doesn’t mean that every room must be stark white.   It simply means that any room that is coated in bright pink or dark maroon should be painted a soft neutral color.  This will ensure that Colorado Springs real estate buyers see the spaces for what they are and will not be distracted by personalized touches.
